AGM Motions 15 and 16 — Exploring Future Ownership Options
THAT, the Body Corporate receives and endorses the “Sale” Sub-committees Initial Report dated 20 April 2026 and requests the Body Corporate Committee to appoint a Sub-Committee to undertake a further investigation into an ownership restructure for the Ridge.
This endorses further investigation into separating the timeshare and non-timeshare ownership interests into different structures.
At the 2025 AGM, owners overwhelmingly supported forming a working group to explore the processes required before any future sale options could even be considered.
Earlier this year a timeshare owner survey also showed strong interest in creating future sale options. Of the 433 timeshare owners who responded, 333 indicated they wish to sell their week within the next 10 years. Others expressed a desire to continue ownership while still recognising the importance of future flexibility.
A full restructure would also allow the non-timeshare (private) owners to operate completely independently from the timeshare ownership group.
After exploring a range of possibilities, the Sub Committee concluded that investigating subdivision and restructuring options is an essential first step before any future pathway could be considered.
THAT, the Body Corporate will allocate a sum of up to $50,000 in the 2027 budget for the Sub-committee to obtain any professional advice required to undertake this investigation. All expenditures are subject to prior approval by the Body Corporate Committee.
This recommends creating a fund in the 2026-27 Budget for the Sub Committee to cover costs of independent professional advice (such as legal, survey, valuation, property, and accounting services) to support their work.
To date, all work has been voluntary and will remain so during the next investigation phase. No external consultants will be engaged until after the Sub Committee's consultation and selection of preferred options, which will then be reported back to the Body Corporate Committee for adoption by December 2016. The report will provide details and quotes for any proposed external professional work. This report will be made available for all owners to read and give feedback on.
